In additional to our commercial division, AREAS residential appraisers cover an area extending from Mississauga to Cambridge, Hamilton and the Niagara Peninsula, as well as Sault Ste. Marie and the Algoma District.
Our philosophy of spending the additional time necessary to explain in detail the factors influencing value is how we differentiate ourselves from other appraisal firms. With respect to commercial valuations, our approach is from an investor’s perspective, not a retrospective analysis based on historical valuations. AREAS commercial covers Ontario with specific emphasis on the Golden Horseshoe and Sault Ste. Marie area.
Sean, the principal of AREAS has over 27 years real estate experience in a variety of roles including appraisal, investment, and real estate software. His varied background includes seven years in fee appraisal, ten years as a real estate valuation software consultant/analyst... and the remainder with large real estate institutions including five years working at CPPIB of which two years was spent managing the companies’ quarterly internal and external valuations process for the fund’s $25 billion portfolio. Sean’s broad range of valuation experience in the private and institutional environments extends across all asset classes. Sean has over 20 years experience with multiple discounted cash flow programs such as Dyna, Argus DCF and Argus Enterprise. In addition to his appraisal designation, Sean has Diploma in Urban Land Economics from UBC (1991) and Bachelor of Arts from Carleton University (1986).
Deep Mann joined AREAS in 2018 and has been valuable addition to the team. Since joining the firm Deep has had the opportunity to work on a number of assignments including condo development land, industrial buildings, apartment... buildings and retail/residential properties. In addition to his commercial experience he has extensive experience in residential appraisal, with specific experience in the Brampton, Hamilton, Stoney Creek and Grimsby markets. Deep graduated with a B.A. Economics from McMaster in 2007.
James Curran recently joined AREAS and has over twenty years of experience in residential valuation. James’ coverage includes Burlington, Hamilton, St. Catharines and Niagara Falls. In addition to residential valuation..., he is also a real estate broker, broadening his understanding of the residential market in his coverage areas.
Michael “Mike” Seidel, CPA (CA), B. Comm is principal of Oruggur Inc, a real estate software company specializing in reporting and integration solutions between various accounting (Yardi, JDE, MRI), budgeting (Argus Enterprise, Cougar, Dyna)..., and discounted cash flow (Argus DCF and Enterprise, Fuel) applications. Sean and Mike have worked together on various projects since 1999 for many major real estate companies in the United States, Canada, UK, and Asia including Prologis, General Growth Properties, Brookfield Properties, CBL Properties, and Mills Corporation.
Jason Sproule joins AREAS as a AIC Candidate Member. Jason services points in Northwestern Ontario which primarily includes Sault Ste. Marie and the Algoma District. The Algoma District constitutes locations from Elliot Lake to Wawa and all the beautiful landscapes in-between... In addition to appraisal valuations, he is also a real estate sales representative of the past 10+ years and works in a husband and wife team. This expertise provides him a clear understanding of the market in the Sault and surrounding areas.
David, M. Fin, CFA has been with AREAS since its founding in June 2017. In addition to his 5 years of residential experience, Xue has completed numerous commercial assignments including development land, industrial and... apartment buildings. In addition to his commercial and residential valuation experience, David specializes in the valuation of properties with solar panels. He has an extensive background in the valuation of energy pricing in the public markets. David also provides AREAS clients with comprehensive business valuations.
